- How can we, as International Real Estate Specialists (I.R.E.S.), market your property more effectively than other real estate agents?
You’ve heard listing presentations and you know what options REALTORS can offer you for marketing your property. These are services such as MLS, Realtor.com, Homes.com, personal web sites, open houses, and so on. These are important because the greatest percent of today’s potential buyers do search the internet.
Unfortunately, these traditional marketing venues are often not very effective in today’s market. Have you ever thought about promoting your property in other areas to bring buyers from out of state or from another country? The I.R.E.S. system will give you an incredible exposure in the national/international markets.
Here's how it works: We partner with other certified I.R.E.S. agents from other MLS areas, states and/or countries and allow them to market and enter your property in their local MLS, so as to promote your home to REALTORS in their area, as well as their clients, friends and family.
Many buyers are relocating to this area as well as purchasing investment properties or second homes here. We've personally worked with buyers from over 25 countries. It just makes sense to market to those buyers in their own home locations. That gives you a tremendous edge in gaining the exposure needed to sell in this market. It is extremely beneficial for your home to be promoted in other areas outside of this market.
In addition to promoting your home outside of our MLS area and giving your property amazing exposure, we also put your property in the Castles & Estates Magazine and on the C&E web site.
- Does this type of promotion cost more than the normal run-of-the-mill marketing?
The answer is, "Maybe." Here's how it works: In order to get more exposure for your listing, we've got to charge a slightly higher commission (1% more) to be paid if another agent in a different MLS brings another agent who has the buyer. If the buyer comes from our MLS, this additional percentage will be waived. Should we sell your listing ourselves, we offer an additional discount. This amounts to a risk-free commission schedule for you, while giving your property much more exposure.
- What are the benefits to Sellers?
Your property gets far more exposure. This exposure to a larger buyer pool can allow you to sell more quickly and often for more money.
- Can you market a property I own which is not in your MLS area or even out of the country?
The short answer is, "Yes, we can market that property effectively by partnering with our extensive network of more than 6,000 I.R.E.S. agents worldwide.
- Can you help me purchase property in other locations or other countries?
The answer is also, "Yes, we will assist and be there to provide coordination and guidance throughout your purchasing experience. While we cannot claim to be expert in all venues, we will arrange for a local I.R.E.S. agent to provide you with full representation and we will still be available to act as guides for you.
